1. Confirm Your Move-Out Date

Step 1: Schedule a call with the Customer Success team to confirm your move-out date (the day the home will become vacant).
Note: You may move out anytime before your lease end date, but you are responsible for all utilities and rent until the end of your lease. - Step 2: Confirm the presence of a mechanical lockbox on the property. Once your move-out is complete, return your keys by placing them in the lockbox and notify the Customer Success team.
2. Preparing for a Smooth Move-Out
Please note that pricing varies on a case by case basis. For irregular or extreme damages, pricing may be much higher. To avoid common fees and charges, follow these guidelines:
Cleaning

General Cleaning: Return the home in as good a condition as you received it.
- Excessive dirt or stains will result in fees. Clean all rooms thoroughly, ensuring areas like kitchens and bathrooms are spotless. Baseboards and carpets, especially near edges, should be free from pet hair and dust.
- Appliances: Clean behind and under all appliances.
- Carpets: If your home has carpet, have it professionally cleaned and provide proof of this. Failure to provide proof may result in charges.
- Fee Range: $150 - $400 for excessive dirt, depending on the severity.
Pet Stains

Pet Stains on Carpets: Address any pet stains as best as possible. Unresolved stains may lead to additional fees.
- Fee Range: $200 - $500 for carpet cleaning or replacement due to pet stains.
Carpet Cleaning
- If the carpet is damaged beyond salvage, let the Customer Success team know. Otherwise, professional cleaning is required to avoid extra fees.
- Fee Range: $150 - $300 for professional carpet cleaning. If replacement is necessary, fees can range from $500 - $1,200 depending on the area.
Paint and Patching
- Small Holes: Use spackle to fill any small holes, refer to this video.
- Painting: Finding the correct paint color, refer to this article.

Larger Damage: You may repair larger wall damage yourself or hire a contractor. Alternatively, the property management team will handle the repair, but this will result in additional fees.
- Fee Range: $50 - $200 for small drywall repairs, $200 - $500 for larger repairs.
Landscaping
- Weeding and Trimming: Remove all weeds and ensure bushes and lawns are trimmed. Trees should be trimmed up to 8 feet from the ground.

Avoid Additional Charges: If possible, handle landscaping yourself or hire a local service.
- Fee Range: $150 - $500 for landscaping services if not completed.
Trash Removal

Remove all belongings: Any items left in the property will incur fees based on the volume and labor required for removal.
- Fee Range: $75 - $250 per load of trash or items left behind.
Utilities
- Keep utilities on through your move-out date to avoid fees.

After move-out: Contact your utility provider to confirm services are stopped in your name once you’ve vacated.
- Fee Range: $50 - $150 for utility reactivation or early disconnection fees.
3. Cash-Out Guide
- After you submit your move-out dates, a separate email will be sent with instructions on how to cash out the balance in your wallet.
4. Common Deductions
These are average charges for most rentals. If any of the following issues are identified, you may incur charges that will reduce your cash-out or deposit refund:

The move-out call is a great opportunity for our tenants and Up&Up to align on pre-existing conditions. If you have concerns about maintenance issues that were present at move-in and would like to confirm you will not be charged back for them, please bring these issues up during the call.
We will ask you to provide written documentation and time stamped photos of when you originally reported the issues. We will take these into consideration during the chargeback deduction process.
